Also, selling real estate in a down market is very difficult. I know of cases where people have had to come down 25 to 30 percent off the 2013 peak prices. In some cases even more than 30% off the 2013 peak prices. In land the prices in the cities have
not come down more than 10 percent because in cities like Ahmedabad the FSI has actually gone up since 2013. So, land prices that doubled or at least went up 50% have come down about 10 or 15 percent. They are still still decently high in cities like
Ahmedabad. But flat prices have come down and its very difficult to sell flats even in good areas. The rates for good flats in NEW schemes located in excellent areas is in some cases 5000 rupees per square foot or even lower. On the outskirts of
Ahmedabad you have fantastic new schemes selling flats for rates as low as 3000 rupees per square foot. And these are schemes with good facilities for the residents. Selling the best flats in the best schemes for buildings only a couple of years old is
also difficult and its difficult to get even 5,500 rupees per square foot for such terrific flats.
The problem with real estate is that the market may not rebound for the next 4 or 5 years. And then also it may take a while before it really takes off. So, one can invest in real estate today (or within the next 6 months to a year) provided one gets a
good deal. The flat may sell if the deal is good. Any increase in price (even a minor one) and the deal will fall apart. In fact the sellers have to come down significantly from their asking prices even if the prices were reasonable to begin with.
